We\’re now at that wonderful time of the year when we\’re meant to flock to city hall to update our taxes on real property.
The good news for Nuvali lot and homeowners is that the Calamba city officials are generally friendly and efficient, and the city hall a pleasant place to visit.
These past months, I was at the Calamba City Hall a number of times myself, and chanced upon a tip from a lady at the city assessor\’s office: Get 20% discount on your RPT or amelyar if you pay by December (for the taxes for the following year), and 10% discount if you pay by January. Apologize I wasn\’t able to share this sooner, but it\’s still not too late for the January cut off!
If your property is under Mortgage, you don’t need to pay RPT yet as Avida will take care of it 😉
Yes I think RPT is covered by “Other charges” while still paying for your property through in-house financing.
If it’s financed by a bank loan, however, my understanding is that your property is fully paid in Ayala’s eyes, and is now in your name (with a mortgage annotation). This also means you may have to settle your taxes. I’m just not sure if the bank charges for the loan include these already. Will also look into this 🙂

If you are under bank loan, you should not be paying taxes. You may contact Avida for that matter 😉 We have already done this quarter 2011.
Thanks for sharing. You are correct, as long as the title is not in your name and remains in Avida’s name, Avida will take care of paying for the real property taxes.
Once the title is transferred to your name, you are liable to pay taxes.
In my experience, bank charges (payable upon signing your loan) include administrative fees, insurance and other fees and taxes related to registering the mortgage on the title. RPT is another matter. For example, we took out a loan on another property a while back, and every year the bank requires us to update our tax payments.
Always best to clarify with your bank. 🙂
Hi neighboors. Just a word of advice. Always keep in touch with the avida office regarding your TCT and copies of tax declarations just in case you don’t have it yet because this will tell you that you are the one who needs to pay already for the RPT and avoid penalties because this is exactly what happened to us. In our case, our property is mortgaged in a bank. Middle of the year last year I got a letter from avida telling me that the title is already transferred to my name and they are just waiting for a copy of the tax declarations from the municipal’s office. So I waited and waited until the end of the year so I called them up and said they already have a copy and will send it to me through email. Lo and behold, when I got a copy of the tax TD, it stated there that avida paid for the taxes until end of 2010 and starting 2011, I should be the one who should already pay.
So I called them up again and asked them why I wasn’t informed about this. They were also scratching their heads because they already sent our bank a copy of the TCT and the TD when they got hold of those documents in the middle of the yr. So I asked why did the bank got a copy of both documents while I did not? As usual, they could not answer and asked me IF I RECEIVED A LETTER TELLING ME THAT I SHOULD BE THE ONE PAYING THE RPT already? I told them, NO, the only letter that I got was the one telling me that the title has already been transferred in my name and still waiting for the TD.
To make the long story short, I incurred penalties for the whole 2011 when I paid for our RPT this month. Although it’s just a small amount, this made me peeved because this is not the first time that avida did not notify me of important things when in fact, they said, in black and white, that they will notify me. By the way, after I made the call last december, they sent me the notification for the start of my payment of the RPT, which was supposed to be sent to me last mmmm…. 5 or 6 months ago? hehehe…

Our property is under Bank loan, and Avida has informed us that unless the TCT is transferred to our name (bank is fully paid on loan), Avida will pay the RPT on our behalf. We have requested the copy of the receipt from them as well as Mother Title. We have used this as requirement for Building Permit.

Ano po kaya ang option ko para makapagbayad ako ng RPT kung wala ako sa Pilipinas? nakabili po kasi ako ng lote sa Nuvali pero kailangan na pong bayaran ang RPT pero wala akong representative dyan para mapakiusapan kong magbayad. Paano po kaya ang gagawin ko. Sabi na Avida na kailangan daw pong pumunta sa munisipyo ng Calamba. Ayoko po naman umuwi dyan para magbayad lang ng RPT. Salamat po in advance
