Finally got to step on my lot in Parkway!

My lot in Parkway Settings Nuvali was due for turnover in October 2012 (it was the designated allowable date for building), but was told by Avida that there are some delays as the water and electrical structures for the community are not yet in place.  Engr. Jong said the lot itself is buildable if I want to start construction already, so I made arrangements to visit last week.

Main road is wide and rolling, very nice drama everytime you enter the village.

These model units are slated for completion next month, December 2012.   Not so sure they\’ll make it but it\’s still a few weeks away.

First time to see my lot up close.. I bought this during the initial launch of APSN last October 2011 — can say I\’m happy with my choice!  Nice elevation, wide road frontage, and VERY WINDY area!

Really enjoyed my first visit to Parkway in its developed state… Glad that the road network is already accessible, but more glad that the breeze and views are just so LOVELY.  🙂  The whole time I kept thinking, \”Sell my house in Settings and build a new one here!\”  Let\’s see. 🙂

Sector A is scheduled for turnover this month, October 2012, and so far there have been no announcements re delays. Last time I drove around the area, didn\’t seem likely to be ready by month\’s end. Will see. Also got a lot here so can\’t wait to step on it and claim it for house project#2 in Nuvali!

For those on the lookout for new house or lot only options in Nuvali, watch out for another Avida project…  no details yet, not even a timeframe for the launch, but it may be similar to Avida Settings in terms of size.

When Parkway was launched in October 2011, VAT-free lots were the first to go, and they really got sold out fast.  Message me at johanna@metrorealty.ph if you\’re interested in this new project so I can be sure to keep you in the loop.

Jungle is gone (for now)

I don\’t know whether Avida management responded to a collective call for landscaping maintenance in ASNU or if they really had grass-cutting scheduled last week, but I was happy to see this on my last visit:

According to the roving guard, Phase 4 is still a construction zone, so they concentrated on the first 3 areas for now.

Ever since I started building the house, I\’ve been more interested in different construction methods and techniques. I\’ve also documented, whenever I could, the way the different house models (Celena, Maia, Thea) were being constructed by Ayala subcontractors in Avida Settings Nuvali.

Venare Section J Launch today – a successful last hurrah

When we saw the tents from afar, we thought they occupied too big a space for the selling event today, but wow, we were surprised to be greeted by so many people so intent on buying in Venare!

Section J is the last section of Venare, and considered by many to be the best.

It should\’ve come as no surprise then that there was an overwhelming response to Alveo\’s call for Letters of Intent, officially announced last January 17, 2012.

We had clients who lined up as early as December, but we were also glad to have been able to help even those who submitted LOIs just before the deadline last Thursday.

The queue for bulk buyers or those who want to buy more than one lot (one expressed intent to buy 8!), reached past 26, and single buyers started getting their chance at lot selection past 1pm:

Mom and Dad tagged along as they\’ve never experienced a priority selling event before, and mom kept close guard of the map and lot availability as the day progressed.

There were still a number of people waiting in line after the priority selling, so I assume more lots would\’ve been taken before the day ended.

Elaro update – gently rolling lots in Nuvali

Late last December, I got to visit the newly opened Elaro sales tent on-site (pictured above), which sits on an elevated lot facing the Amenity Core or main park.

Elaro was launched in early August 2011, and three months after, by  mid-November, we were already sifting through lots for sale in Tranche #3.

What makes Elaro extra beautiful in my book?  I already wrote about its rolling terrain and abundant trees, but I think it worthwhile to point out again that Elaro is located in a beautiful part of Nuvali Central that\’s bounded by a bird and wildlife sanctuary.   No fail, whenever I visit the site, I see birds in interesting shapes and sizes, but most heart-tugging of all is the variety of birdcalls.

The next time you\’re in the area, roll down your windows and just take in the symphony of birdsong — it will really transport you to another place. 🙂

My brother Pete and I went around Nuvali today just to check out what\’s new — Venare is really looking good!

That\’s the main gate for Phase 1 under construction, with the beginnings of the Green Zone already showing at the back.

Here\’s a closer pic of the main gate.   It\’s a four-lane entrance, with two lanes already started.

I took another shot of the Green Zone last Saturday, from the road leading to Avida Village, and I was surprised to notice trees jutting out of the hills:
